Frequently Asked Questions
Answers to common buying & selling questions
Buying
Start by creating a wish list of your desired home features and determine your budget. You can search for homes anywhere, anytime using the DH Team website on desktop, laptop, tablet, or smartphone. Signing up for listing alerts ensures you receive emails immediately when new properties matching your criteria become available, giving you an edge in the competitive Cedar City market.
Getting pre-approved for a mortgage before making an offer shows sellers you are financially ready and serious. The pre-approval letter, obtained by working with a lender who reviews your income, assets, and debts, strengthens your offer and can help it stand out when multiple buyers are interested in the same property.
Working with the DH Team means having experts who understand the local market and the entire home buying process. They help you find the perfect property, negotiate offers, coordinate inspections and appraisals, and oversee the escrow and closing process. Their goal is to make your experience seamless so you can focus on moving into your new home.
When you find a property you want to see, click the “IN PERSON TOUR” button on the listing page to schedule a showing online. Alternatively, you can call the DH Team directly to arrange a convenient time to tour homes and ask any questions to help make an informed decision.
Selling
Pricing your home correctly is critical. The DH Team analyzes up-to-date market statistics and compares your property to at least 15 similar homes (5 active, 5 pending, and 5 sold) in the area. This data-driven approach ensures your home is competitively priced to sell in the timeframe you want while maximizing your return.
Your listing will feature professional photography and immersive virtual tours or 3D walkthroughs to make a strong first impression online. The DH Team markets your home on their own website, popular real estate portals, search engines, and social media platforms, ensuring maximum exposure to potential buyers actively searching in Cedar City, Enoch, Parowan, Brian Head, and New Harmony.
The DH Team utilizes Brivity, a powerful real estate technology tool, to automatically keep you informed at every stage—from listing to closing. This ensures transparency and constant communication, so you never have to wonder about the progress or what steps are next in selling your home.
Visit the DH Team website and fill out the request form for a property marketing plan. This plan outlines the pricing strategy, marketing approach, and timeline tailored to your home. You can also call David Hornick at (435) 590-6633 or email david@cedarcityhouse.com to get started.
Financing
Before searching for a home, meet with a lender to get pre-approved. This involves providing financial documents like income statements, tax returns, and credit reports. A pre-approval letter shows sellers you are financially prepared and makes your offer more competitive in Cedar City's market.
By collaborating with trusted mortgage specialists, the DH Team ensures you have access to a variety of loan programs. They help you understand the advantages of each option so you can choose the best fit for your financial situation and home buying goals.
Once your offer is accepted, your lender guides you through completing the mortgage application, discussing down payment and fees, and submitting necessary documents. The lender orders a home appraisal and title search, then an underwriter reviews everything to approve the loan. You may be asked for additional information during this process.
Once your mortgage is approved, you arrange homeowners insurance and prepare for closing. At closing, you sign all necessary paperwork and pay any remaining costs. The transaction is recorded, and you receive the keys to your new home in Cedar City or surrounding communities.
Use the mortgage payment estimator tool on the DH Team website to calculate your expected monthly payment. Input your home price, down payment, loan term, interest rate, taxes, insurance, HOA fees, and PMI if applicable. This helps you understand your financial commitment before buying.
